1. Local-First Architecture (Data Sovereignty)

Hously Pro is engineered on a "Local-First" architecture, utilizing a scoped database provider to ensure complete isolation and security:

• No Central Server: We do not operate a central database that stores or "sees" your financial records, owner lists, or estate documents.
• Neutral Conduit: Hously Pro acts strictly as a technical utility. All forensic audit trails and transaction logs generated within the app are stored locally on your device.
• Developer Access: We do not possess the keys to your data. We cannot view, decrypt, or access your estate records under any circumstances.

2. App Permissions & Privacy by Design

To ensure maximum security, Hously Pro utilizes Native System Pickers and biometric authentication rather than requesting broad, invasive permissions:

• Contacts: We do not request broad contact permissions. When adding a property owner or tenant, the app utilizes your device's native contact picker; only the specific contact data you select is imported.
• Storage & Biometrics: We utilize the System Document Picker for exporting professional reports and SEPA files. Access to sensitive financial dashboards is protected by device-level biometric authentication (Fingerprint / Face Unlock).

3. Forensic Trust & Audit Integrity

Hously Pro is designed to maintain high-integrity records for professional estate reporting and AGM compliance:

• Audit Logging: The app automatically generates forensic audit trails for all financial modifications to ensure accountability. This data never leaves your device unless you export a "Professional Accountant Package".
• Watermarking: To protect the integrity of your digital records, exported PDFs include forensic watermarks that verify the source of the report.

4. Optional Cloud Integration & Limited Use

Hously Pro provides an optional cloud backup feature subject to strict privacy controls:

• Restricted Scope: The app requests the minimum necessary Google Drive scopes (drive.file), granting access ONLY to specific backup files created by Hously Pro.
• Direct Transfer: Data is transmitted directly from your device to your secure cloud storage. It never passes through any intermediary owned by the Developer.

5. AI Sovereignty & Training Prohibition

Hously Pro is designed for professional estate confidentiality. We enforce strict data protection:

• No AI Training: We do not use, sell, or license any user-generated estate content, ledger data, or financial metadata to train Large Language Models (LLMs) or Generative AI.
• Scraping Prohibition: We expressly prohibit the crawling or scraping of data within the Hously Pro environment for artificial intelligence development.

6. Security, Encryption & Statutory Liability

• Encryption Standard: Local data is protected using industry-standard authenticated encryption.
• Hardware Security: Master encryption keys are stored within your device's hardware-backed Secure Enclave or Keystore.
• Digital Conformity (Ireland): In compliance with the Irish Consumer Rights Act 2022, we commit to providing security updates to maintain digital conformity for at least six (6) years from the date of download.

7. Diagnostic Logs

Diagnostic logs (crash reports) are never sent automatically. You may choose to manually share technical logs for support; these never include financial records or personal identifiers.
